Brunswick Brokers is pleased to have brokered a lease deal at 120 Millennium Drive in Quispamsis. Dr. John Sherrard, an orthodontist and a member of Sherrard Orthodontics, has relocated to a new space at 120 Millennium. John and his team specialize in Invisalign and several other orthodontic services. “We are very excited about this new location. In addition to better serving our local clients, if you are coming from Sussex, Charlotte Country or beyond, our new clinic will give our clients from all over the province easy access to us off the highway.” said John Sherrard.
Renovations are nearing completion on the new 3,450 square foot space and Sherrard expects to be working out of the new clinic this month (July, 2022). Iron Maple, the general contractor, is thrilled to have worked with this new tenant. They see services such as orthodontics as an ideal fit for this professional centre which sits at the corner of Millennium Drive and Cedar Ridge Boulevard.

Brunswick Brokers Limited is pleased to announce the sale of 60 Technology Drive in Saint John, New Brunswick. Somerset Investments Ltd purchased the 10.77 acre parcel of land as part of a land amassment effort. They already owned adjacent land. The addition of this parcel brings the total area for development by Somerset Investments to just shy of 34 acres. Located to the north of the city and just off Somerset Street, the site is just minutes from the city centre well as the Saint John Regional Hospital.
With permission from the previous owner, Somerset Investments had put forward a proposal to Saint John city council to construct between five and six buildings with up to 500 units on Technology Drive. In September 2021, Saint John council gave final approval for the proposed high rise residential development. The closing took place on January 4th, 2022. According to Melanie Dowd of Somerset Investments “We are very excited about the potential that this large track of land holds. The elevation of the site provides the possibility for some amazing views of both the city and the Kennebecassis River.”

The Gray Group out of PEI are interested in helping with the cause of homelessness in Saint John, NB
BACKSTORY: This property has had its share of challenges with the homeless. The front entrance was, until recently, frequently used as a shelter from the elements. The landlord has, on numerous occasions had to hire someone to remove garbage, graffiti and needles. Uptown Saint John has also assisted with the removal of graffiti as well as the use of their high pressure washer to remove the smell of urine from the exterior stairwell. The Landlord felt they had no choice but to install a security gate at that entrance.
There was also a recent break-in through the rear entrance with individuals occupying the vacant upper floors. The police had to be called in. The space is currently being advertised for lease so, again, a contractor had to be brought in to repair damage, change the locks and clean the space.
The Gray Group would be willing to help with lower lease rates (to be discussed) and Brunswick Brokers Limited would be willing to offer our services to the landlord at a discount to help in an way we can to explore this location as part of a larger solution.
They have 3 vacant floors at 73 King Street in uptown Saint John above Vogue Optical and Ami Tea. Each floor is approx 5,000 square feet for a total area of 15,000 square feet. The upper floors can be accessed off of King Street as well as off of South Market Street. The South Market Street entrance is more welcoming with natural light and wider stairwell. This was used as the main entrance for the previous tenant.

Part 1 of 2: Challenging Properties Series: BROWNFIELDS
SOLD: 7.16 acres of waterfront land in west Saint John on the St. John River at Deep Cove.
Decades ago the property was the site of a municipal incinerator and in recent years has been used by the owner for disposing of commercial fill. Evidence of the property’s past is still evident over the bank of the river where traces of glass and metal that didn’t get burned in the incinerator remain. The site is referred to in real estate terms as a “brownfield”. To be labeled a brownfield, the site must only be suspected of contamination. Investing in brownfield properties is seen as important because it contributes to protecting the environment by helping to clean potentially contaminated sites.
The subject property at 303 Milford Road in Saint John NB recently sold for $250,000. Future plans for the property are unknown.
