New Eateries Move Into Brunswick Square, Reviving Uptown Energy
Saint John, NB – June 24, 2025 — Uptown Saint John’s Brunswick Square Shopping Centre continues its revitalization with the arrival of two exciting new ventures helmed by local entrepreneur Jason Gomke.
Gomke’s Foggy City Takeout is set to occupy the former McDonald’s space in the lower-level food court. The fast-food takeaway aims to fill a niche in the uptown dining scene, offering classic diner-style dishes—think juicy burgers, fries, poutine and fish and chips—at affordable prices tailored to both working professionals and high school students.
“It’s too good a time to pass up,” said commercial REALTOR® Stephanie Turner, citing Irving Oil’s recent announcement that all “Home Office” employees are required to return to the uptown office building starting in September. “We expect a surge in foot traffic with the return of office workers, students and cruise ship passengers in the fall,” Turner added.
Meanwhile, on the pedway level, the former Laura Secord shop is being transformed into Foggy City Sweets and Souvenirs. This new retail venture will offer scooped ice cream, grab-and-go snacks, and a line of branded merchandise including Foggy City collectibles.

Revitalization Through Small Business
Brunswick Square has seen quieter days in recent years. Gomke’s dual-pronged approach—combining affordable casual eats with a fun retail twist—seems designed to reinvigorate the shopping centre’s atmosphere and appeal.
“It’s all about bringing life back into uptown—more reasons to visit, stay, shop, and savour,” Gomke explained. With renovations set to begin in the coming weeks, both outlets are expected to welcome their first customers later this summer.
Hiring Underway
Hiring for both locations is already underway. Local candidates are encouraged to apply for positions ranging from kitchen staff and food service roles at Foggy City Takeout, to front-of-house and retail associates at Foggy City Sweets and Souvenirs. Porter O’Brien Expands to Saint John: A Heritage Space for a Forward-Thinking Firm
116 Prince William Street, Saint John, NB
Porter O’Brien, a full-service communications and consulting firm with a growing presence in New Brunswick, has announced the opening of its third provincial office—this time in the heart of Saint John. With existing offices in Fredericton and Moncton, the firm’s expansion to Saint John marks an exciting new chapter in its commitment to offering strategic and creative solutions across the province.
The new office is located in a character-rich, 1,800 square foot space above Emporia retail store at 116 Prince William Street with a street level entrance and elevator access off Princess Street. The space boasts exposed brick, soaring ceilings, and elegant arched windows—a blend of heritage charm and urban energy that aligns perfectly with Porter O’Brien’s brand ethos.

“We wanted a space that embodies our approach—strategic, connected and forward-thinking,” said Tim Porter, co-founder at Porter O’Brien. “Being in Saint John’s original city hall is a clever reminder of how government, history and communication intersect. It inspires us to bring innovative solutions to public affairs while respecting the importance of tradition and community.”
And history it has. The building, now over 145 years old, once housed Saint John’s city hall from 1879 until the construction of the current facility in 1971. Since then, it has been home to various tenants, but its architectural integrity and civic significance remain. A major renovation completed in 2020 has preserved the historic elements while making it a modern and functional space for today’s businesses.
For Porter O’Brien, the move is more than just a real estate decision—it’s a meaningful investment in Saint John. “This city has a vibrant energy and strong sense of community,” said Jordan O’Brien, co-founder at Porter O’Brien. “We’ve worked with clients in Saint John for years and opening our new office here takes that partnership to the next level.”
With roots now firmly planted in all three of New Brunswick’s major urban centers, Porter O’Brien is poised to deepen its impact across the region. The Saint John office will be hosting an opening on June 17th, 4pm – 6pm at the new location.

New Ramen Spot “Umami Kid” Brings Fresh Flavour to Iconic Uptown Saint John Location
26 Germain Street, Saint John, NB — A beloved uptown Saint John space is getting a flavorful new chapter as local entrepreneurs Eunice and Sanat Gabdyssamet prepare to launch their latest venture, Umami Kid, a gourmet ramen restaurant set to open its doors in July.
The duo are no strangers to the uptown food scene. Many Saint John locals have already fallen in love with their vibrant bubble tea spot, Bubbly Cup, located at 120 Prince William Street. Known for its Instagram-worthy décor and welcoming vibe, Bubbly Cup quickly became a go-to spot for both casual visitors and social media influencers looking for the perfect backdrop.
Now, Eunice and Sanat are bringing their signature flair to a new project, giving an iconic restaurant location a fresh, family-friendly reboot. Originally from the Philippines, Eunice brings a wealth of culinary expertise to the table, including years of experience managing a Japanese restaurant in her home country. That passion for Japanese cuisine is now being channeled into Umami Kid, which will feature a menu full of authentic gourmet ramen and Japanese snacks, all crafted with care in Eunice’s own test kitchen.

The name “Umami Kid” is a heartfelt tribute to the couple’s young son, who also inspired the restaurant’s playful logo — a cartoon version of him joyfully slurping a bowl of ramen. It’s a nod to both family and flavor, perfectly capturing the essence of the new eatery.
Renovations are already underway, transforming the familiar uptown location into a bright and inviting space where families, foodies, and ramen lovers alike can gather.
“Saint John has such a vibrant uptown restaurant scene, and we’re so excited to bring something new — and delicious — to it,” says Eunice. “We want people to come for the food but also enjoy the experience, whether it’s a yummy grab ‘n go lunch or a fun night out.”
Keep your chopsticks ready — Umami Kid is slated to open just in time for summer, promising slurp-worthy bowls of ramen and an atmosphere bursting with warmth, creativity, and community.
Stay tuned for updates on the grand opening and sneak peeks at the menu as June approaches!

LANCASTER CROSSING: A RETAIL REVIVAL STORY IN SAINT JOHN

Once a traditional enclosed mall with growing vacancies, Lancaster Mall has transformed into Lancaster Crossing—a thriving retail destination that’s redefining what success looks like in today’s ever-evolving commercial real estate landscape.
At the heart of this revitalization is Salthill Capital, the landlord behind the bold rebranding and strategic repositioning of the property. Recognizing shifting consumer preferences and retail trends, Salthill reimagined the property, transitioning away from the conventional interior mall model to a dynamic big-box retail format better aligned with the needs of modern shoppers and national tenants. The result? A powerful resurgence for this key retail node in Saint John West.
The proof is in the momentum: Lancaster Crossing now boasts a bustling lineup of tenants, with recent openings like family-favourite Stacked Pancake & Breakfast House and NAPA Auto Parts bringing renewed energy and traffic to the centre.
And the excitement doesn’t stop there. Construction is now underway on a brand-new 18,000 square foot space, set to house a major upcoming tenant. This build will occupy the footprint of several former smaller mall units and a significant portion of the interior common corridor, further solidifying the transition from a traditional mall to a modern, open-concept shopping hub.
From once having multiple vacancies to now being nearly fully leased, with just one remaining 14,000 square foot unit available, Lancaster Crossing is quickly becoming one of the region’s top retail destinations.

The Hidden Advantage: Exploring Off-Market Commercial Real Estate Opportunities
In the competitive world of commercial real estate, off-market transactions—also known as private or pocket listings—offer a unique approach to buying and selling properties. These deals occur without public marketing, often through direct connections and discreet negotiations. While off-market sales may not be the right fit for every seller or investor, they can present significant advantages in certain scenarios.

For sellers, privacy is often a top priority. Many property owners prefer to keep their sale confidential to prevent speculation, maintain stability among tenants, or avoid disruptions to ongoing business operations. Selling off-market also allows them to take a targeted approach, working with a agent to connect directly with serious, qualified buyers. This streamlined process often results in faster negotiations and a more efficient transaction.
For investors, off-market opportunities provide a competitive edge. Without widespread marketing, these properties attract less buyer competition, increasing the likelihood of securing a favorable deal. Additionally, off-market properties often include unique or exclusive assets that never reach public listing platforms. Investors who build strong relationships with agents and industry insiders gain access to these hidden gems before they become widely available.
While off-market transactions can be advantageous, listing a property with a skilled and knowledgeable commercial real estate advisor remains the best way for sellers to achieve the highest and best offers. A well-marketed listing ensures maximum exposure to qualified buyers, fostering competition that drives value. An experienced advisor can expertly position the property, negotiate the best terms, and guide the process to ensure a seamless and successful transaction. Whether selling privately or publicly, working with a trusted professional is the key to maximizing results.

SHORT STORY: The Inn of Endless Seasons
DISCLAIMER: This may sound like a story from the pages of a fairytale, but for those with a passion for hospitality and a love for life’s simple joys, it can become reality.
Once upon a time, in a land of rolling tides and misty harbors, there was a quaint inn nestled near the sea, its windows glowing like lanterns against the Atlantic breeze. Travelers had long gathered there—sailors seeking shelter from storms, artists searching for inspiration, and dreamers longing for rest.
One crisp autumn day, a couple arrived in the village. They had always dreamed of a life filled with adventure, hospitality, and stories shared over candlelit tables. When they saw the inn, bustling with guests and warmed by the scent of fresh bread and spiced cider, their hearts whispered, This is it!
With the blessing of the kindly innkeepers, who had tended the place for many years, the couple took over the inn. The days that followed were filled with laughter, new friendships, and the joy of watching weary travelers find comfort beneath their roof.

In the golden days of summer, the inn buzzed with excitement. Guests from lands near and far arrived, their voices mingling in many languages as they marveled at the charming countryside and nearby sparkling waters. Mornings were spent preparing warm scones and rich coffee, while afternoons brought the scent of salt air and the sound of wind rustling in the trees. Nights were filled with music drifting from the parlor as guests danced beneath the twinkling stars.
Then came autumn, when the maple trees blazed like fire and the village streets smelled of cinnamon and woodsmoke. The couple delighted in hearing the stories of travelers who came seeking the crisp air and the magic of the harvest season. They hosted grand feasts, where long tables were filled with roasted meats, root vegetables, and warm apple tarts.
As winter arrived, the inn transformed into something truly enchanting. Snow blanketed the village, turning the world into a quiet wonderland. The couple spent days decorating, hanging evergreen garlands over the hearth and stringing twinkling lights through the halls. They hosted holiday gatherings, where carols were sung, and mulled wine was shared by the fire. And when the village streets emptied, and the world outside grew still, the couple cherished the quiet moments—curled up with books, watching the snow fall, and knowing that the inn was their haven as much as it was for their guests.
Spring, with its promise of new beginnings, brought fresh blooms in the garden and the return of travelers eager for the maritime air. The cycle began again, with new faces, new friendships, and the endless rhythm of the seasons.
Should ever find yourself wandering the Atlantic shores, yearning for an Inn of Endless Seasons of your own, we can help!
