CAM Leases Flex Space at 604 Rothesay Ave

We are pleased to announce that they have successfully brokered a lease deal between Creative Art Multimedia Inc. (CAM)  and Project Group Ltd for 4,183 square feet of office/commercial flex space at 604 Rothesay Avenue. Built in 1912 as a car manufacturing facility, this beautiful building known as “The Maritime Singer Building” has been painstakingly redeveloped as modern commercial space all while maintaining much of its original unique character. The space featured high ceilings, exposed brick and beams, large energy efficient windows and in-floor radiant heat. Even the original 2 ton overhead crane is still in place.  

According to Steve Belyea, owner of the building, “Very few people from Saint John know the history of the car that was made here”. The Maritime Singer Six car was a luxury vehicle assembled at this location in 1913 and 1914. It is believed that none of the cars survive today.  “The tenant Creative Art Multimedia Inc.(CAM) was an ideal fit for the property. It’s important to me that the history of the building be preserved and I thought CAM was such a good fit because, among other things, CAM is specialized in “TRANSPORTATION DESIGN ” and currently they are designing a prototype of new EV Ford F150 Raptor from this facility.

SOLD: 661 Millidge Ave

We are pleased to announce that 661 Millidge Avenue in Saint John is under new ownership. The 1 story office building, located at the corner of Millidge Avenue and University Avenue has a 26,000 sq ft floorplate as well as a full basement. In addition to the 2.1 acre corner lot on which the building sits, the opportunity included a 2.3 acre surplus parcel across the street. Most of the surplus land is currently a paved parking lot which served as overflow parking for the office building. The property was listed for sale for $2,600,000. 

Stephanie Turner was the Listing Agent representing the seller Inmar Promotions Canada Inc., which relocated to another building in the Saint John area. Jonathon Rasenberg of Coldwell Banker represented the buyer in the transaction and is also part owner of the buying group.


405 King William is SOLD

This high quality industrial building was built in 2004 by Bourque Industrial and was later sold in 2009 to E.S. Fox Limited.

Located in the Spruce Lake Industrial Park and listed for $2,995,000, the 26,000+ square foot building sits on 27 acres of land (7 acres fenced and secured) and boast impressive 54′ ceilings, 4 cranes and in-floor radiant heat. The end of the building features a 40′ x 60′ folding “hanger” style door.

Although E.S. Fox has not used the building for several years, the property has been leased to a variety of local businesses. Tenants such as Lorneville Mechanical, Irving Oil and MSI Marine have all occupied the building for project based work in recent years.

The closing occurred on December 18th, 2020

Ami Tea coming soon!

73 King Street, Saint John

A new business is coming to 73 King Street. Located near the top of King Street between the National Bank and Vogue Optical, this small storefront is the perfect location for Ami Tea. Featuring Bubble tea and sandwiches, this chain has locations in Quebec and western Canada.

In speaking with the new tenant, they hope to be open before Christmas but if not, you will certainly see them in the new year!

SOLD: 90 Paradise Row

90 Paradise Row, Saint John, New Brunswick

SJ Energy closes on purchase. Plan to relocate Smythe Street substation. 

After over a year of searching and after considering at least 16 locations, SJ Energy has purchased 90 Paradise Row in Saint John, NB. The property consists of a commercial building with a gross leasable area of 8,934 square feet sitting on 0.42 acres. The property also includes surplus land of 0.89 acres. This surplus land has been identified as the site of a new SJ Energy substation which will replace the current facility located on Smythe Street by Harbour Passage.

According to a http://www.thewave.ca story which ran back in early August, the Smythe Street substation is at the end of its life. Dana Young, manager of asset management for Saint John Energy, said there are several reasons why they want to build the new substation elsewhere. “The Union substation is currently in a zone that’s at risk of flooding as sea levels continue to rise. 90 Paradise Row is at a higher elevation.”

The property required a rezoning for this use which took a little longer than planned due to COVID and the challenges in holding public hearings. Ultimately the re-zoning was approved and the sale closed at the end of August.

The Smythe Street substation sits on some pretty desirable waterfront real estate. While the substation was at the end of its useful life and at risk of flooding some day, it could also be argued that it was not the highest and best use of that land. Once the new Paradise Row substation is built, SJ Energy will start the process of decommissioning the Smythe Street facilities.

1000 Sandy Point Road, Unit 4, Saint John, New Brunswick

Cooke Insurance identified a need for new office space back in the fall of 2019. Although they didn’t plan to move in until summer 2020, they wasted no time in starting their search. Through a process of elimination they landed on 1000 Sandy Point Road. This commercial strip mall was newly constructed & the ground floor unit they chose had never been occupied. “Being able to customize the space to exactly our needs helps make the square footage work for us in the most efficient way possible” says Jeff Cooke. “We are thrilled with the space. McCoy Turnkey Construction just signed the lease on this industrial/commercial space in the McAllister Industrial Park. Earlier this year the company leased a small warehouse in the sister building (34 Whitebone) located next door. “The company is growing and we are busting at the seams in our current space” says Mike McCoy, owner. “Adding to our infrastructure here in Saint John will help us ramp up to the demand on our crews. We’re also looking to expand in Fredericton.”

The demand for residential and commercial construction projects has been brisk despite the pandemic.

Bank of Canada building SOLD

75 Prince William Street, Saint John, NB

Known as the Bank of Canada Building, the circa 1960’s office building with a mid-century vibe has sold. The property, strategically located at the epicenter of uptown Saint John’s business district, was acquired by an investor from Calgary Alberta. The property traded for $1,680,000

The Seller, Prince Williams Properties ULC, based in California, had owned the building for several years. Strong leasing activity in the building over the last 18 months meant that the building was almost fully occupied with a strong mix of tenants making the property more attractive to investors.

“I really appreciate the expertise and diligence of Stephanie Turner in securing the leases in a challenging environment and ultimately closing the sale on the property. It’s been a pleasure to work with her.” commented the seller.

The church, hall and rectory located at the corner of Millidge Ave and Daniel Ave in Millidgeville has been sold. The property consists of 1.94 acres of land ideal for redevelopment.

The transaction closed earlier this week and the buyer is still ensure what the future holds for the property. I’m sure the neighbours will be watching with interest!


Millidge Avenue is a major traffic artery and leads to Saint John’s central business district less than 10 minutes away.

Development in the immediate area consists mainly of single family homes with some commercial/retail developments nearby as well as two senior’s complexes. The Saint John Regional Hospital and the University of New Brunswick Saint John Campus are also located in Millidgeville.
