St. Stephen Industrial Park Gains Momentum as Industrial Demand Increases

The momentum continues to build in the St. Stephen Industrial Park as another major industrial lease transaction reinforces the park’s growing role as a key logistics and manufacturing hub in southwestern New Brunswick.

The 20,424-square-foot warehouse facility located at 55 Progress Drive in St. Stephen, New Brunswick has been leased, marking another positive milestone in the ongoing revitalization and absorption of industrial assets within the park.

The lease represents continued confidence in the St. Stephen Industrial Park, which has seen renewed activity and investment over the last year due to its strategic location near the Canada–U.S. border, Route 1, and key transportation infrastructure.

The property at 55 Progress Drive is owned by Les Entreprise Greentone Inc., a private Quebec-based Canadian licensed producer of high-quality cannabis products that acquired several industrial assets in the park through a receivership process. Since listing the portfolio in early 2025, Greentone, with the assistance of Cushman & Wakefield Atlantic, has been actively repositioning and revitalizing the industrial park through strategic leasing, sales, and marketing initiatives.

In addition to this recent lease transaction, Greentone successfully completed the sale of the 7,500-square-foot warehouse located at 54 Progress Drive to the Town of St. Stephen last year, further contributing to the park’s renewed momentum and long-term stability.

Other recent notable commercial real estate activity in the park include the sale of 52 Progress Drive which was listed with Cushman & Wakefield Atlantic and closed in 2025 and 54 Progress Drive which is currently listed with Partners Global and listed on their website as “under contract”.

Entreprise Greentone continues to market additional industrial opportunities within the park, including:
