Lorneville Mechanical leasing E.S. Fox building
405 King William Road, Saint John
As reported by HUDDLE, Lorneville Mechanical Contractor’s Ltd (“Lorneville”) announced this week that they won a contract to fabricate large modules as part of an expansion at the Irving Oil Refinery. Although they’re manufacturing the components at their current facility in the Spruce Lake Industrial Park, they required additional space. The nearby E.S. Fox building located at 405 King William Road was vacant and on the market. They’re using the Fox building for their tooling group and for some material storage associated with the project. “Given the short term nature of the contact, it didn’t make financial sense to purchase the building but we were fortunate enough to be able to negotiate a 9 month lease of the facility” says Todd Bethune, Lorneville’s C.F.O. There were other ways to satisfy the requirement for additional space but the close proximity to Lorneville’s current facility made the E.S. Fox building an ideal solution and both sides were pleased to be able to hammer out a deal.
The 24,000 sq ft facility with 54’ clear ceiling height sits on 27 acres of land and is ideal for large module manufacturing. It will continue to be marketed for sale or lease and will be vacated by Lorneville in early March 2018. For more information on 405 King William Road click HERE

How I approach CRE photography
I am very fortunate to be selling (and leasing) commercial real estate in a city with amazing architecture. With over 10 years in the industry, I have a discovered a few photography tricks of the trade. When taking exterior building shots, I like to ensure that the sun shining and that there’s a nice blue sky. If possible, I like to get leaves or plants in the foreground of the photo to help frame the shot and add depth.
I also try to get photos which help showcase the character of the property if applicable.
It only takes a few extra minutes to consider the lighting, angle and composition of the photo. With digital photography it costs nothing to snap a few extra “non traditional” shots to see what you get. Getting a good shot is not the final step… editing is also important. Creative cropping and fine tuning of exposure makes all the difference.
In an effort to improve my photography skills I have recently taken to honing my skills via online training and participating in a virtual social platform called Guru Shots.
Moosehead & Cox were two most popular stories of 2016
Now that we’re in to 2017, I wanted to thank everyone who has visited my website/blog in 2016. The site got a ton more traffic last year, hitting a new annual record of 43,696 views (up from 25,546 in 2016).
The single best day was June 1st. The story that day was “Moosehead Should be at the Head of King Street #91king” with 6,679 views. UPDATE: Unfortunately, as most of you have heard Moosehead’s subsequent plans to build on the waterfront have been shelved. Maybe that means that they will reconsider #91king! My next most-read story of 2016 was on April 27th and it was “Cox Electronic Winding Down Retail Business” with 5,298 views. UPDATE: The story said that the store would be open until the end of 2016 but wound up closing several weeks earlier. This showcase property is for sale or lease. Did you miss the story in April? Murphy’s Pharmacies of PEI are opening a location in Quispamsis under the Guardian Drugs banner. Murphy’s operates a chain of independent pharmacies and have been serving the health needs of communities across Prince Edward Island for 30 years. “We’ve leased the two remaining vacant units between Subway and House of Chan. One side will be a pharmacy and the other a medical clinic including after-hours clinic” said Jeff Murphy, Chief Financial Officer at Murphy’s Pharmacies. “We love the location. Being close to a growing residential area made a lot of sense for us.”

More excitement and suspense for uptown… A brand new business leased space today on Water Street just steps from the corner of Princess & Water. Watch for an announcement and new signage in the not-too-distant future!
CHANGE COMING TO MAGNOLIA CAFÉ
Dave Hyndman of Dave’s Lobster from PEI has had his sights on the Saint John for some time. The restaurant’s menu is simple “Atlantic Canadian lobster rolls & tacos, awesome grilled cheese, local craft beer. “ Dave’s is widely considered to be among the best lobster rolls in Atlantic Canada. They currently have two locations…one on the Charlottetown waterfront and one on the Halifax waterfront. “Saint John was a logical next step for me” says Dave. “I operate seasonally from May-October and wanted a location which would be convenient for the locals but from which I also could capture the cruise ship passenger market”.

The initiative is being spearheaded by Enterprise Saint John and I personally think they’re on to something!

A room with a view. Biophilia and why it affects employees

The biophilia hypothesis suggests that there is an instinctive bond between human beings and other living systems. Thirty years ago, Harvard University biologist Edward O. Wilson, PhD, proposed the idea that access to the natural environment can positively affect a person’s health. The biophilia hypothesis is so widely accepted that many office building developers now consider biophilia in their design and LEED building certification lists it as one of the key factors that motivate employees and increase efficiency.
